Owner Information

Ochil View Housing Association provides services to sharing owners and outright property owners known as a factoring service.

Ochil View manages all of the Association's rented properties. All overheads, including staff salaries and office overheads, are met from the tenants' rents. Any service given to the owners/ sharing owners must therefore be financed by them.

Ownership of a home may be full ownership or sharing ownership.

Full ownership is where a resident has purchased their home outright, i.e., through the Right to Buy, Improvement for Sale or outright shared ownership sale.

Shared ownership is a form of low cost home ownership which allows you to buy a house in stages, if you cannot afford to buy a property outright. A discounted occupancy charge is paid on the remaining share that you do not buy.

Normally a 25% or 50% share is initially purchased and you will have the opportunity to purchase additional shares or 'tranches' after one year. The Association will own the remaining percentage. Shared ownership allows an increase in ownership over a period of time until outright ownership is achieved. This is called 'staircasing'.

The payment of mortgage and occupancy charge is generally lower than paying 100% mortgage.
